Site Plan Committee Meeting

That the minutes from the Site Plan Committee meeting of October 12, 2010, be approved.

That approval of the application by Maurice Garden Developments Inc. (site plan file number: SP.1617.041/01) be supported, subject to the conditions contained in Appendix A of the report dated October 18, 2010 from the Planning Services Department, and subject to the following additional conditions: a) That the owner install suitable coniferous plantings for privacy screening on three (3) abutting properties – 103 Garden Drive, 113 Garden Drive, and 117 Garden Drive – as discussed with and agreed upon by the abutting property owners, to the satisfaction of the Mayor ; (continued) b) That the owner maintain existing tree plantings and privacy fencing as screening along the west and north property lines of the adjacent property located at 114 Maurice Drive, to mitigate neighbouring privacy concerns at the rear and north side of the property that may be caused by construction activities, including any staging activities in the event that such activities are authorized by the Committee of Adjustment as interim uses on the property; and c) That the owner include warning clause(s) within the site plan agreement and purchase/sale agreement alerting purchasers of the proximity and massing of the potential re-development on the adjacent properties (103 to 113 Garden Drive).

That the application for a variance to the Sign By-law, submitted by Pride Signs Ltd., Site Plan File Number: SP.1615.056/02SV, be approved, subject to dimming or extinguishing the illumination of the two fascia signs between the hours of 10pm and 8am as per section 7(10) of the Sign By-law 2006-005.

That the application for a variance to the Sign By-law, submitted by Trinova Designs Corp. on behalf of Davis Minardi Home Corporation, Site Plan File Number: SP.1320.003/02SV, for 4 additional fascia signs on the temporary sales office, be approved.

That the application by New Age Design on behalf of the property owner (site plan file number: SP.1611.032.01), be approved subject to the conditions contained in Appendix A of the report dated October 18, 2010 from the Planning Services Department.

That the application by 2219577 Ontario Inc. (site plan file number: SP.1617.049/01M) be approved, subject to the conditions contained in Appendix A of the report dated October 18, 2010 from the Planning Services Department.

That the application for a variance to the Sign By-law, submitted by Fox Creek Developments Inc., Site Plan File Number: SP.1425.020/04SV, be approved.
